Questions

Questions architects, builders and owners ask

How do I check that you are licensed?

The license number and the issuing board are in the footer of every page. Look it up on the Arizona Registrar of Contractors site, or ask for the certificate of insurance and the license page for your file.

Do you work from the architect's drawings or from your own?

Both. We start from the architect's set and issue our own three sheets on top of it. Where ours differ, the difference is listed as a question for the design team.

When should we bring you in?

At design development, as fixtures are being chosen. Earlier helps with long runs and stacked baths. After framing we can still draw the sheets, but fewer conflicts are easy to fix.

How is the work priced?

From a written scope built on the drawings, listing what is included and what is not. If the drawings change, the scope changes in writing before the work is done.

What pressure do you design for?

City supply pressure varies by neighborhood and elevation. We record the static pressure at the meter, set the regulator for the house and size the runs so the farthest outlet still flows when the others are open.

Do you take owner-supplied or designer-specified fixtures?

Yes. We check each fixture's rough-in data against the schedule before it ships, so a valve body is never set for the wrong trim.

Do you pull permits?

We pull the plumbing permit for our scope where the city asks for one. The builder holds the building permit, and the inspection is booked with the builder.

Valley water is hard. Does that change the design?

The schedule notes which finishes and cartridges need softened water, and we leave room and a drain for a softener if the owner wants one. We do not choose a treatment for you.

Do you work on existing homes?

Mostly new custom homes and large remodels. On an older house we will say what we found in the walls before we say what we would replace.

What if something leaks after we move in?

Owners of houses we have plumbed have a direct number for the office. We are not a dispatch service for houses we have not worked on.

Which towns do you serve?

Scottsdale, from Pinnacle Peak down to the Camelback corridor. The service area on the home page lists the neighborhoods, and says where we do not go.

What do your office hours cover?

Monday to Friday, 7 a.m. to 4:30 p.m. Messages sent on the weekend are answered on the next working day.
